In the Heart of the City

Mixed–Use Zone

The main objective of the project was to design a series of mixed-use buildings consisting of three terraced single-family houses and a front-facing office building, located in the city center of Łódź. The concept focuses on creating a balanced relationship between living, working, and public space, responding to the dynamic character of the post-industrial city while maintaining a human scale.

In the residential buildings, the ground floors accommodate small service units that activate the street frontage and naturally separate the private zones from the public areas. This spatial arrangement introduces a smooth transition between the urban environment and the residents’ daily life. The upper floors feature comfortable living spaces, with each house including a private terrace overlooking a nearby park — offering residents a quiet retreat amidst the urban setting.

Level 0

The office building, positioned along the street, was designed as an open-plan workspace to encourage flexibility, collaboration, and a sense of transparency. Its large glazing enhances natural light and visual connection with the surroundings.

Level 1

The entire development is surrounded by greenery, which softens the architectural composition and creates a welcoming, pedestrian-friendly atmosphere. The minimalist aesthetic — characterized by clean lines, neutral materials, and simple geometric forms — blends seamlessly with the historical fabric of Łódź’s post-industrial landscape, highlighting the contrast between old and new.
